Thinking About Moving to Greenville (or Out of State)? Here’s What You Need to Know in Today’s Market

by Krista Juliana

If you’ve been considering selling your home—or maybe even moving out of state—you’re definitely not alone. Families all over the country are reevaluating their lifestyle, cost of living, career opportunities, and the kind of community they want to raise their kids in.

This is a conversation I have constantly now as a Realtor and Relocation Specialist here in Greenville, SC… and it’s something my family personally walked through when we moved here in 2021.

Whether you’re dreaming of a fresh start, more space, lower taxes, a better pace of life, or simply a new adventure, here are my updated tips to help make your move smoother, more intentional, and a whole lot less stressful 💗

* Know Your Why

Every major decision begins with purpose. Moving out of state—or even just out of your hometown—is one of the most emotional transitions families walk through.

Your WHY is what anchors you when things feel overwhelming.
It’s what gives clarity, direction, and confidence when doubt creeps in.

For us, our “why” was rooted in:
• Freedom and opportunity for our children
• Homeschooling community
• A lifestyle that supported our values
• A slower pace and better quality of life
• Lower cost of living & long-term stability

Your WHY doesn’t need to look anything like mine—but you must know it.
Write it down. Talk about it with your spouse. Ask your kids how they feel.

A strong WHY turns fear into anticipation and uncertainty into purpose.

* Research, Research, Research (and then research some more!)

Moving—especially to a brand-new state—comes with more decisions than most people realize. And the biggest mistake families make is picking a city they think they’ll love… without understanding the lifestyle, pace, school options, or affordability of the surrounding towns.

Here’s what to dig into:

Build a Network & Make Connections

One of the best things you can do before relocating — and long before you even pack a box — is start building your Greenville community. Join online relocation groups (Facebook groups were a lifesaver for me when we moved from New York), follow local pages that highlight neighborhoods, events, and small businesses, and don’t be afraid to jump into the conversation. I share a lot of GVL local love on my page (here) for this exact reason: it helps you get a feel for the heartbeat of the city before you ever arrive.

And here’s the real secret: talk to people who’ve already made the move. Families who relocated a year or two ahead of you are a goldmine of honest insight. They’ll tell you what surprised them, what they wish they knew sooner, what neighborhoods feel the most like “home,” and which local gems quickly became their favorites. These connections not only give you clarity — they make the transition feel less overwhelming and a whole lot more exciting. Greenville is a relationship-driven community, and the earlier you start tapping into that, the smoother (and sweeter) your move becomes.

Understand the Job Market + Growth

If you’re wondering what work opportunities look like in Greenville, you’re in for some good news — this area is growing, and it’s growing in all the right ways. Greenville has one of the strongest and most diverse job markets in the Southeast, with steady employment growth and opportunities across so many fields. Whether you’re in healthcare, education, manufacturing, tech, engineering, logistics, or you’re an entrepreneur dreaming up your next big step, there’s genuinely space for you here. Companies like BMW, Michelin, Prisma Health, and Clemson’s innovation campuses have helped transform this region into a hub for both skilled trades and professional careers. Add in the boom of small businesses, the welcoming environment for remote workers, and a community that values connection and quality of life, and you’ll quickly see why so many families relocate here for a fresh start. Greenville isn’t just a place to find a job — it’s a place where your career can grow right alongside your life.

Learn the Personality of Each Town

In the Upstate, where you land matters just as much as the home you buy.

Five Forks feels different than Simpsonville.
Travelers Rest has a different vibe than Greer.
Downtown Greenville is its own energetic ecosystem.

(If you need help deciphering this—this is my specialty. I walk clients through exactly which towns align with their lifestyle.)

Interview Multiple Realtors

Choosing the right real estate agent is one of the most important decisions you’ll make during your move — especially if you’re relocating from out of state. This isn’t the time to simply hire Uncle Harold or click on the first face that pops up on Google. (Fun fact: anyone can pay to show up at the top of a search result.) You deserve someone who sees your specific needs, understands the nuances of a long-distance move, and will advocate for you like they would their own family.

A strong relocation agent should excel in communication, strategy, area knowledge, and the ability to break down the entire process in a way that feels clear and manageable — not overwhelming. They should know the neighborhoods, understand the market trends, give honest insight, and guide you through every step with confidence and care. And if you’re wondering whether I might be the right fit — here’s what sets me apart:

I relocated my own family to Greenville in 2021, so I understand the emotional, logistical, and financial challenges of this transition firsthand. I combine personal relocation experience with professional real estate training, a high-touch communication style, and a genuine desire to help families find a place that actually feels like home. My approach is rooted in integrity, clarity, and connection — making sure you’re supported from your first question to the moment you turn the key in your new front door. If you’re looking for a guide who truly gets the journey you’re on, I’d be honored to walk with you.

Check Local Stores, Food Options, & Amenities

Before you make a big move, it helps to picture what everyday life will look like — where you’ll shop, what you’ll eat, and how easily you can access the things that matter most to your family. Greenville shines here, but it’s important to do your homework. If you have dietary restrictions, prefer organic or non-GMO foods, or you’re someone who gardens, homesteads, or relies on specific wellness resources, take some time to explore what’s available locally. One of my top recommendations is Garner’s Natural Foods on Woodruff Road, along with The Nutrition Store, Sprouts, Whole Foods, and Trader Joe’s — all excellent options for families prioritizing clean eating and specialty products. Our local farmers’ markets are another huge perk, and they truly highlight the farmers themselves. You’ll quickly discover which markets, butchers — and which growers — you love most as you settle into your weekly rhythm. Plus, Greenville has a wonderful and growing community of holistic practitioners, wellness centers, and doctors who support a more natural, integrative approach, which can be a major encouragement if that aligns with your family’s lifestyle or health needs.

Beyond food, think about your rhythms and hobbies. Do you need easy access to garden centers, feed stores, yoga studios, hiking trails, or homeschool resources? Want kid-friendly amenities, coffee shops, or boutique fitness options? Greenville has plenty — but knowing where those things are in relation to the neighborhoods you’re considering makes a huge difference. When you understand what everyday life could look like here, it becomes easier to see yourself not just moving to Greenville, but truly living here and building a lifestyle that supports your family’s needs and values.

* Start Saving Money

Moving isn’t cheap. Even with careful planning, costs can sneak up on you.

Here’s how to prepare:

Minimize what you bring → less to pack = less to move
Sell or donate items and put the profit toward moving costs
Save aggressively → skip dining out, cut extras, set aside unexpected income
Use free resources → boxes, packing materials, FB marketplaces, local shops

A smart move is a financially prepared move. I share practical tips to help save for a downpayment (and any other moving expense you'll have) -just click here

* Make it Fun (Especially for the Kids!)

Your kids are navigating a huge emotional change. Little things go a long way:

• Pack slowly and keep routines where possible
• Plan “farewell” moments intentionally
• Create memories right up until moving day
• Keep joy in the middle of transition

A move can feel like loss… or a new adventure.
How you frame it shapes how they experience it.

* Take Advantage of Greenville's Current Market

Now we’re getting practical.  Greenville continues to be one of the most desirable places to move in the Southeast. Because of strong in-migration, limited inventory, and high demand, sellers are still experiencing:

Strong equity position
Competitive buyer activity
Shorter days on market in popular price ranges
Stable pricing compared to many shifting U.S. markets

I did a quick video breaking down what this means for you in Greenville- to watch, click here.

If you're selling in another state, it’s worth tracking your local market as well.  The right listing strategy can help you maximize profit while timing your move wisely. Need help selecing an agent in your area? No problem! I offer a consierge referral service where I chat with you to go over a few key things, then interview agents on your behalf, sending you the top 3 to choose from. I even let the ones you didn't pick off the hook. Interested in this service? Shoot me an email here.

My best advice:

• Choose a Realtor who knows how to price strategically
• Don’t rely on emotion when valuing your home- pricing too high will cost you in the long run!
• Understand how competitive your market is
• Don’t be afraid to get a second opinion

A clear pricing strategy + strong marketing = a smoother transition.

* Staging & Prepping Your Home (Even in a Seller-Friendly Market)

You don’t need perfection—but presentation still matters.

Simple updates make the biggest impact:

• Declutter + simplify décor
• Neutralize bold paint colors
• Touch up cabinets and trim
• Refresh landscaping
• Use area rugs to soften older flooring

These low-cost enhancements help buyers imagine themselves living there.

* Have a Packing Party 🎉

Packing is more fun with people you love.

Turn on music, order food, and knock out rooms together.
Don’t be afraid to break it down into tiny steps—it keeps overwhelm away.

PACKING SUPPLIES YOU REALLY NEED:

Bins
Boxes
Bubble wrap
Packing tape
Markers
Labels
Protective wraps

(Don’t overpay—most of this can be found free with a little asking around!) Stores like Lowes Home Improvement, Home Dept, and even Facebook Marketplace are great resources for free moving supplies!

SHOP AROUND FOR MOVERS, PODS, & STORAGE UNITS

Use the rule of 3:
Get three written quotes, compare pricing, timelines, and reviews.
Ask your network who they trust.
Protect your belongings AND your budget.

* Your New Home Is What You Make It

No matter where you land—Greenville or anywhere else—remember this:

You can always make a new house feel like home. You don't have to overspend, make rushed decisions that leave you with no peace, or pick a town just because it's "popular". Home is where the heart it- so choose wisely, but know that it always takes a little bit to adjust to change. Don't let the fears that creep in about moving away from "home" stop you. It's likely going to be THE best decision you'll ever make. You just have to take the leap! (Ask me how I know ;) )

Here are some practical ways to settle in:

Add cozy touches, hang photos of friends and family, bring in familiar scents, continue your family traditions… and give yourself grace as you adjust.

Your perspective shapes your experience.
And God’s faithfulness meets you wherever you go.

“And my God shall supply all my needs according to His riches in glory by Christ Jesus.” – Philippians 4:19

That verse carried us, and it can carry you, too.
